Terms of Use

These Terms govern every reservation and service provided by Prie Trakų countryside estate (the "Host"), located at Petkėniškės k., LT-21101 Trakai district, Lithuania. By booking accommodation or using our website, you confirm that you have read and agree to these Terms.

1. Parties and contract

The accommodation contract is concluded between you (the "Guest") and the Host once the Host confirms the reservation in writing (by email). Only a person of legal age (18+) may enter into this contract.

2. Prices and payment

All prices are quoted in euros (EUR) and include applicable VAT. Unless stated otherwise at the time of booking:

  • a 30 % deposit (or full payment) is due upon confirmation;
  • the remaining balance is due no later than the day of arrival.

Optional services (sauna, educational programmes, paintball, etc.) are charged separately.

3. Check-in, check-out and occupancy

Standard check-in is 15:00–22:00 and check-out is 08:00–11:00. Earlier or later arrivals must be arranged in advance. Only guests listed in the reservation may stay overnight, and the total number of guests may not exceed the unit's stated capacity.

4. Cancellation and changes

  • 14 days or more before arrival — 100 % refund.
  • Between 14 and 7 days before arrival — 50 % refund.
  • Less than 7 days before arrival or no-show — no refund.

Date or unit changes are subject to availability. Under the EU Consumer Rights Directive 2011/83/EU, Art. 16(l), the 14-day right of withdrawal does not apply to accommodation bookings tied to a specific date.

5. Guest responsibility and house rules

Guests must follow the house rules (including non-smoking, quiet hours, and pet restrictions). Guests are liable for damage caused by themselves or their party. Any defects found on arrival must be reported to the Host immediately. The Host may claim compensation for damage separately from the accommodation price.

6. Host liability and force majeure

The Host's liability is limited to direct damage caused by the Host's fault. The Host is not liable for events caused by force majeure (natural disasters, government actions, utility outages, etc.). In such cases we will offer a date change or a credit toward a future stay.

7. Complaints and dispute resolution

Please submit complaints by email to [email protected] within 14 days of the event. EU consumers may also use the Online Dispute Resolution platform: https://ec.europa.eu/consumers/odr

8. Governing law

These Terms are governed by the laws of the Republic of Lithuania. Disputes that cannot be resolved amicably shall be referred to the competent Lithuanian courts.
